Phew! The last couple of weeks have been exhausting for Mr. ND and me. We had to get the condo ready for sale with painting, cleaning, staging, and signing lots of documents. Hopefully, after Saturday's open house, we'll have (an) offer(s), which is the birthday present I really want.

Helena: Mr. ND and I are feeling more settled and content in our house. We are slowly but surely getting things done like having a pocket door installed in the master bedroom , a new rug for my office, and recessed lighting installed in the living room. Also, we just received a full price, all cash offer for the condo after only being on the market for about 6 hours. There may be a couple of more offers tomorrow but that full price, all cash offer will be tough to beat.

FWIW, waiting till more offers come in after the viewing is a good idea. We got an above listing price all cash offer for our Madrona craftsman 3.5 years ago, and it was not the best offer. The best offer was quite a bit higher - well above listing price - and with outstanding contingencies that worked well in our favour. That's the offer we accepted.

Woo! Congrats! That’s good news.

It’s a good time to be selling, still! When we sold the ranch in Texas last summer, we had three offers before the listing even went public, and we sold it for well over what we thought we’d ever get for it. In fact, it’s the reason we are able to do the big home renovation projects we are doing. It helps make up for the fact that we bought our home in 2006, when values were inflated and we paid top dollar for it! LOL
