Congratulations , my daughter lives down the road in Bushwick ! She has a small patio which she loves, it makes such a difference to have some outdoor space.

Wow, it looks amazing! How exciting. We moved from 700 sf to 2700 sf and it took a while to furnish it. Of couse, that was 14 years ago and now I want to throw out everything from the den and replace it because it all seems "so 2005." LOL The other rooms have aged better. We could easily downsize to 1700 sf and be happier with less to maintain, but we love our home so we anticipate living here for another decade.

Thanks everyone! The lawyers and agents are ready to hash out the contract now. Only minor repairs are needed so should go okay. I will feel better once we sign, though.

Gail, I look forward to getting to know Bushwick too. I am going to be very near the border. For someone who has lived in NYC since just before 9/11, my familiarity with most of Brooklyn is nil... obviously, we have checked out Bed-Stuy and like it a lot.

pil, we have a lot of clutter. My husband won't get rid of books or board games. I have a lot of books too, as I have a PhD in Lit, but I have mostly migrated to reading electronically. I have a lot of clothes and accessories, though I try to keep the overall numbers in control. We need to move half this stuff out to start showing this place--it's going into storage. As for packing, we will probably have the movers do it as they move the stuff. We have no space here to pack ourselves over time, especially now that we don't leave. Anyway, if this goes through we are getting a deal. At least in NYC, the places that have been built or remodeled by "sponsors" are getting price cuts; re-sales aren't as people are more likely to want to recoup what they paid. The sponsors just want to move on to the next project. We bid on a resale first and the sellers were delusional and wouldn't even engage with the price we put in front of them. We walked away as we knew we liked this place about as much, and we had inside intel that a cash offer had disappeared and the sponsor was eager to sell.

What is a sponsor, Christina? I don’t think we have that here? Unless it’s what we call a developer?
Is a re-sale just a regular seller/vendor, either your Mum-and-Dad owner or investor?

Jenni - yes, a sponsor is a developer. This person is flipping the property from a rental building to a condo with owners for the units. It could also be the person who developed a new building.

Re-sale is when it’s being sold by someone who lived there.

I'm so happy for you! Your new home looks beautiful and roomy! My DH and I lived in a 450 sq ft apartment for a while, and it worked, but we enjoy having more space. Our house is about 1600 sq ft now, and very comfy for the two of us. It's great that you can proceed with your plans!

Thanks everyone! Sounds like we nay be in contract soon, but since the building needs to be approved as a condo it could be MONTHS before we can close since it;s basically up to the city. (This would be the case with many other places we were looking at, too; we are getting a good deal on this and can renegotiate down the road if it takes way too long and prices drop.)

Congrats! Having space and especially outdoor space is so healing, particularly in this time.

I missed some of the later replies - thank you all! We are very excited and, barring problems with the assessment, we should be moving forward though the move date is super unclear. My guess is January but I'd love to be wrong.

Only just back to this- don’t check OT very often. Yay for signing, and thanks for explaining about “sponsors”. 4 months or so is a long time to wait to move, but fun to plan for.
After 21 months in our new home I am still finalising the last bits of furniture. Think I have finally found the right bookshelf but it is a bit more expensive than I hoped... so not bought just yet.
