UPDATE!!!

We found our dream house last weekend, put in an offer, and it was accepted yesterday!!

No, we haven't yet sold our house but we have a showing later today and are fairly confident it will sell in time, if not, we have a solid back-up plan in place.

The dream "house" is actually a 2-bed /3 bath condo in the city, with 12 foot tall ceilings and an AMAZING view of the city! When open house hunting last weekend, we saw 7 places. We'd looked a lot in the Spring as well, so we knew what was out there already. We walked into this place -- the second to last stop -- and pretty much knew "this is it."

The beds are very generously sized -- I could fit several beds in the 2nd bedroom, which means should my kids "boomerang" for awhile post-college, there's ample space for them both, or later, should they have families of their own and want to come visit "grandma." There's even a playground/park and pool right across the street.

It has pretty much everything on our wish list -- including lots and lots of closet space. One of the closets is in the hallway and we are going to cedar-line it, for our sweaters, seasonal, and formal wear. In the master suite, DH will get his own closet, and I get a walk in closet.

Well... it is a walk-in closet but I'm calling it a "stoop-in" closet. It's under the eaves so the ceiling slopes. One one side, I can hang full length stuff. On the opposite side, it's tall enough to hang tops/toppers/etc. The closet is very LONG -- like 10 feet long? I think most people would not favor this closet but I'm only 5' so it works for me!

The guest bed also has a generous sized closet but I don't think I'll need that for any overflow.

There's basement and attic storage as well, and 2-car underground parking -- which is unheard of in our market.

Reading my original post -- we are actually not "downsizing" after all. It is much more square footage than our current place, but very good use of space, with wide open floor plan, that we like. Oh, and I get a home office with a fantastic view of the city!!! And it's minutes from the airport!!!

THANK YOU for the good vibes! Keep them coming as we still need to sell our house, and get through the inspection next week! The place does need some fixing-up/improvements, but it's all do-able and will keep the hubby happily occupied, since he loves Home Depot.

We just listed our house to sell. First open house tomorrow. Please send good vibes, prayers, wishes, intentions, cross fingers, toes, whatever works... ! Every bit helps, because I totally forgot to bury a St Joseph's statue!

We've been in the house for 12 years. Moved here for the excellent school district, but kids are graduating college now. We'd like to move into the city for this next phase. We also want to downsize especially in terms of outdoor maintenance. And just simplify overall. This job with all the travel makes me realize I am happy in basically a generously sized hotel room space.

On the list of course is WALK IN CLOSET.
