It seems that everything got worked out. There is an update to the insurance policy on the condo’s HOA that fixes the problem. They put in for it yesterday, but the insurance company is slow (everyone is especially nowadays). At this point I’m relieved it won’t fall through, but I don’t have any indication how long this will take. Now that the seller’s side is more active on this, I hope they will push the insurance company on it. Anyway, this is good news. Here is a brief update: The bank called us to actually explain the problem this morning. Basically, the problem is the insurance for the whole three-unit building (the outside, in case it's destroyed, not the inside of our apartment, which is covered by our insurance). There is a coinsurance requirement for all three units that doesn't quite match the vague estimate of the cost of replacing the building that the bank has been given - we would have to pay some out of pocket, which the bank considers would jeopardize paying the mortgage off (we ourselves are fine with that small risk). The coinsurance needs to be waived by the condo's HOA agreement, or additional insurance purchased, or something. The bank has been told that the detailed report takes care of this problem, but the insurance company refuses to provide the detailed report, hence the impasse.<br /></div><div><br /></div><div>The bank asked for this info for two months, only to get the final denial of the detailed report on Thursday, so now everyone is scrambling to find the workaround, but at least I can see them all working on it now. But they are helpless to push the bank along. The bank is not obligated to meet any date whatsoever, even if it’s in the contract with the seller. The lawyer had set a couple of closing dates tentatively that we blew past because they were still waiting for answers on the title and insurance. Now the title info is wrapped up, but the lawyer can’t really help with this insurance stuff. So they’re useless for this but hopefully they will make sure the jerk seller doesn’t charge us. They reached out to his lawyer about it immediately, but it was almost 5 on Friday when we heard about it. Anyway, we have pushed and pushed to no avail because the bank was waiting for people who don’t work for us to get them info. The bank is all powerful in this scenario, basically. </p> <p>Karen, low tolerance for ambiguity is right! I had the same problem when my husband was giving a kidney to his brother, and it was unclear for a couple of months when that would take place.
