Yes, people are definitely waiting for that. Although I note that there are sort of two places that are quite available in our market: "starter homes" and 40-acre horse farms or similar. Neither being quite we're looking for.

Also, my designer keeps reminding me that all we have to do is love the location and the basic style of the house because she and her team can change just about anything else (ugly kitchen, adding an elevator, recoloring wood floors, updating baths, etc.)

You can wait so why not. People seem to be waiting for interest rates to go down.

Smart to wait! I always tend to think that rushing is not worth it in these big decisions — the right answer will appear when the time is right. At least that’s kind of my philosophy.

Wise decision. The hunt should be leisurely and enjoyable instead of forced and stressful.

You have an ideal situation, with the single level option available as needed. (Or, it would be a nice option where I could go to watch "Suits" which my husband hates! Then I could come home!)
This sounds like a great plan.

Keep your finger on the RE pulse, and you will be ready to jump when something great (and unexpected) shows up. When you don’t feel pressed or desperate, you are in a better negotiating position and can walk away.

That makes sense. Why hurry if there is no need. The real estate market can be a huge factor in that decision.

For anyone who has followed this topic - Mr. A and I have gone from "we'll put the house on the market this spring" to "let's stay here a little longer."

Why? Largely two reasons:

1. We watch our target RE market pretty closely and there is nothing tempting for sale. This is unlikely to change quickly.

2. Having an accessible apartment two miles away gives us an option if one of us has to recuperate from an injury, surgery, etc.

In short, it now seems wiser to stay put for a bit.
